We are currently seeking a Building Operator to complete all tasks as directed by the Chief Engineer and Facility Manager, with minimum supervision and to report any condition affecting building services and Tenant or Client safety and comfort.
BUILDING OPERATOR - Morristown, NJ
This position requires the ability to work rotating shifts
MAINTENANCE MECHANIC - Morristown, NJ
Responsibilities: - Responsible for site safety, including the use of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies.
- Protect and improve the value of the Owner's or Client's asset, and ensure that the building machinery and systems meet or exceed their rated life. Become familiar with, and abide by, the Firms policies and procedures.
Specifically, the Building Operator is responsible for the following areas:
Specific areas of responsibility include tenant services, preventive maintenance, equipment monitoring, and general maintenance.
Tenant Services
Responding to generic Tenant/Client Service requests such as: - Comfort, plumbing, electrical, environmental, safety, lighting and other related issues.
- Adjusting HVAC equipment.
- Determining the exact nature and scope of Tenant/Client requests by personally contacting the Tenant/Client.
Equipment Monitoring
Record equipment readings, settings, status changes and noteworthy operational occurrences in appropriate logbooks. Representative duties include: - Verify proper start-up of HVAC equipment.
- Check operation of the fire life safety equipment, elevators, etc.
- Take temperature readings on return/supply air and chilled water lines
- Test cooling tower water
- Take static pressure readings across filter banks
General Maintenance
Perform general maintenance tasks as directed by the Chief Engineer. Representative duties include: - Clean mechanical and equipment rooms as directed by the Chief Engineer.
- Maintain order in tool room and workshop.
- Record electrical and water meter readings.

- New Jersey Black Seal Boiler Operators License.
- Ability to frequently work at heights, in changing environmental temperature extremes, lift move and/or carry heavy (up to 70 pounds) objects and to do all of these duties in a safe manner.
