MAA began as The Cates Company in 1977 with 333 apartment units in Memphis, TN. Mid-America Apartment Communities, Inc. was formed in 1993 and went public in 1994, at an IPO of $19.75 per share. The company experienced accelerated growth throughout the 1990’s, with the purchase of America First REIT in 1995, and a development company in 1997. MAA ended the decade with 129 communities and 34,000 units, and continues to grow primarily through additional acquisitions, limited development and by investing through joint venture funds.

MAA's corporate charity, The Open Arms Foundation, was founded in 1995, and since that time has provided nearly 2,200 families in medical crisis with over 110,000 nights of rest. Open Arms was the first recipient of The Good Neighbor Award for Outstanding Community Service from The National Multi Housing Council.

The company was first recognized in 2003 as one of the Best Places To Work, and since then is consistently named among the Best Places to Work by both Memphis Business Journal and BusinessTN Magazine.

Many technology advancements have been implemented in recent years, playing a key role in MAA’s success. Better, timelier data has allowed us to make more informed decisions in how we operate our communities. Capabilities like online applications, online rent payment and mobile friendly websites were implemented to offer our customers better ways to transact and communicate with our properties.

Since its public launch in 1994, the company has grown to over 48,000 units in 13 states across the Sunbelt region of the U.S. The company name was updated in March of 2011 to become MAA, to better reflect the technological and geographic growth of the company. The name mirrors the company ticker held on the New York Stock Exchange, and it honors our shareholders and represents our dedication to maximizing their investment in MAA. The name change coincided with the launch of a new brand identity to reflect today’s MAA.
